In FocoAsset you can access two plans according to your needs: the basic plan Invest and the executive plan Invest Full.
Both modalities will allow you to access the platform and make use of it.
4.- What is the difference between the Plan Invest and the Plan Invest Full?
In simple terms, the difference between the two plans is that in the the user will do the searches and the analyzes of the properties they like the most. On the other hand, with the Invest Full Plan the analysis and portfolio work is done by FocoAsset. The client will receive the proposals ready and will only have to choose the property that he likes the most from a select list.
5.- Who can access a plan in FocoAsset?
Anyone over 18 years old, who wishes to invest and who has the financial means to do so, can access a plan at FocoAsset. Our team will provide you with the necessary online advice and will accompany you during the purchase process, taking care of the negotiations in the sales room until the property reservation is finalized.

You will be able to buy a property in an informed, calmer way and maximizing the profitability of your investment with FocoAsset.

8.- How to contract a plan?
To contract a plan, you must enter the FocoAsset platform, register and choose the "Plans" menu. There you can the one that best suits your needs. The Plan Invest Full can be contracted from this same menu, while the Plan Invest can be activated from the profile of the property you want to buy.
9.- How much does it cost to contract a plan?
All FocoAsset plans have a initial fixed value of $ 100,000 and a variable value according to the sale price of the property: Plan Invest is 0.5% and Plan Invest Full 2%.
If you choose a property from a real estate agency in accordance with FocoAsset, the variable value will be paid by the selling party and not the client.
10.- When do I have to pay for my plan?
The value of FocoAsset plans is made up of two parts. The fixed payment of $100,000, which must be made at the time of contracting, through the market shopping cart, paid via debit card or credit card; and the variable payment, which corresponds to 0.5% of the property value in the Plan Invest and 2% of the property value in the Plan Invest Full . This payment must be made against the reservation of the property.
The payment of the initial value must be made at the time of hiring, while the variable payment is made against the reservation of the property. If you choose a property from a real estate agency in agreement with FocoAsset, the variable value will be paid by the real estate agency and not the client.
In the case of the Plan Full Invest, if you are buying more than one property, the fixed payment is made only once and the variable is performed for each property acquired. If after finishing the process you want to buy another property, you must make both payments again.
11.- What payment methods do you have?
The payment method available on the FocoAsset platform is Mercado Pago, through this system you can pay your plan with a debit or credit card as you prefer. The payment of the variable, to be made against reservation of ownership, you can also do it under this same mechanism.
12.- What happens to my plan after finalize the purchase process?
FocoAsset plans cover from the search for the investment property, in the case of the basic plan, or the presentation of an investment proposal in the case of the Plan Full, to the payment and signing of the reservation. After completing this process, the plan ends and to make a purchase advised by FocoAsset again, you will have to contract the service again.
13.- If there is agreement of commission with the real estate, who is charged?
If we have a commission agreement with the selling party, the variable payment of the Plan will be charged to them and NOT to the customer. This is to generate transparency and that there is no doubt due to duplication of commission, which affects the value of the property that is being purchased. On the platform we will notify you when you are choosing a property with an agreement.
14.- Can I use the platform if I don't have an active plan contracted?
To make use of the platform you just have to register at www.focoasset.cl and you will be able to see the offers of thousands of real estate projects to invest, their profitability and obtain the best prices for the purchase of your next investment property.
15.- Do you have other services?
Yes. We have other service modules that you can take with or without a contracted plan, such as: Purchase, Lease and Administration Management. They are available on the FocoAsset platform, in the "Plans" menu and are managed by FocoAsset or qualified external companies.
16.- What is Black?
Black is a tailored service for the client who wants to explore options that are not published on the FocoAsset platform, such as used properties or other tailored services. To learn more about this service, you must contact us by filling out a form.
17.- What does it mean for a property to be locked?
When a user has selected a property to invest, has started the purchase process and has contracted the FocoAsset plan, the selected property is automatically blocked for 5 days, until the client has signed the reservation of unit. In the list of results it will appear with a sign that says “blocked”. If after 5 days the client still does not sign the reservation, the property will be available again and other users will be able to select it in their account.
18.- Purchase management
The Purchase Management module is a service that customers can contract in a complementary way to the plans or independently, which they can activate on the same platform. It consists of advising on all legal procedures that are attached to the purchase of the property. They are divided into 3 modules:
This service is provided by an external company, in agreement with FocoAsset and has a cost of 0.36% of the property value.
19.- Administration
The Property Administration module is a service that clients can contract in a complementary way to the plans or independently, which they can activate on the same platform.
It is focused on investors who have their properties for rent, it will be managed by a specialized service, so that all administrative procedures, such as collection of rent and deposit, contact with the tenant, repairs and arrangements are available. In charge of an external company, in agreement with FocoAsset, alleviating the work and responsibilities of the owner. This service has a value of 7% of the rental value of the property.
20.- Rent
The property rental service is a module that clients can contract in a complementary way to the plans or independently, which they can activate on the same platform.
It is focused for those investors who decide to put their property up for rent and consists of looking for a tenant for the property, showing the property, evaluating the potential landlord, sending and signing the lease and delivery of the property .
This service has a value of 1 month of rent which is charged 50% to the lessor and 50% to the owner of the property and is valid only for the first rental. If you lose the tenant and need the service again, you must re-hire and make a new payment.
